Hedging Your Risk: Are Short-Term Leases the Answer?

Beyond lowering your rental payments, signing a lease for a new location may prompt your business to sign a short term lease. This is defined as a lease typically less than 3 years.

While we agree that there are some cases where a short term lease may be more advantageous and inline with your business strategy, there are some disadvantages that you should consider.

- The inability to fix rental costs for longer periods and exposure to higher rents in the future (even with a renewal option)
- Short-term leases typically equate to less negotiation leverage and less landlord concessions 
- If you need significant improvements done to the space, with a short term lease, expect to be paying for that yourself.

There are more advantages/disadvantages based upon your business and location, but these are a few things you should consider.

How Much Space Does My Business Need?

Want to be efficient with your office space? Use the following to maximize your space requirements.

The amount of space you require will vary depending on the nature of your business and the efficient use of space you select. 

As a rule you will require roughly 120 to 180 square feet of space per employee.

TIP: Instead of cubical's. Opt for more open areas with smarter placed partitions with noise cancelling headsets. The initial cost will outweigh the long-term cost and allow for more flexibility. 

It will save you space = saving more money

This year, maybe more than ever in recent history, tax filers want and need to get back or keep every dollar they deserve/qualify for when they file their annual income tax return. When it comes to filing an income tax return that includes an ITIN (Individual Taxpayer Identification Number), tax filers need to ensure that they are working with a tax preparer who understands the complex laws surrounding the ITIN and filing taxes. My name is Genaro Toro CEO of the Berwyn Jackson Hewitt Tax Service®, and I’d like to share with you some information to help ITIN tax filers in our area.

An ITIN can be obtained for an individual who must file a U.S. individual income tax return and is not eligible for a Social Security number. The ITIN is for federal tax filing purposes only and is not intended to be used as proof of U.S. residency or identification. In 2008 over 1.5 million ITINs were issued through November 21*, providing thousands of dollars in tax refunds to many ITIN holders. What filers need to know is that inaccurate filing of this form can create many issues for the individual from delaying the ITIN to providing multiple identifying numbers for one individual, an issue that may cause overstated refunds and possible loss of immigration benefits in the future.

One area where problems often occur is the Child Tax Credit. A taxpayer can receive up to a $1,000 refundable credit for each qualifying child. A qualifying child is:
• A dependent under the age of 17,
• A U.S. citizen or a U.S. resident or national
• Lives with the taxpayer at least six (6) months,
• Did not provide more than half their own support – food, shelter, clothing, medical, etc.

For example: if taxpayer has three children under the age of 17 who live with them in the US, they can receive up to $3,000 in Child Tax Credit. It does not matter if these dependents have a social security number or an ITIN, as long as they are a qualifying child, this credit applies. The IRS allows taxpayers to claim dependents on their tax return who live in Mexico or Canada. What the IRS does NOT allow, is for a dependent that lived in Mexico or Canada and not in the US with the taxpayer for more than 6 months to be claimed for the $1,000 Child Tax Credit.
